Victoria is a beautiful climate to live in. However, now and then we get hit with extreme weather conditions which lead to thousands of homeowners attempting to make claims on their building insurance. Many of these claims are denied because of compliance or maintenance issues with the roof. It is becoming increasingly important to make sure that your roof is in good condition whether it be an older building or brand-new. Usually the older the building the greater the chance of water ingress due to maintenance issues. However, after carrying out nearly 4000 roof inspections in the last ten years it is evident that newer houses can also have serious problems due to design, compliance and installation issues.

•  Terracotta tiled roofs -  Some terracotta tile roofs experience ongoing deterioration due to our proximity to the sea. Salt can affect some types of terracotta tiles more than others. This can depend on the type of terracotta used in their manufacture and the age of the tile etc. 
  
  
• A periodic check by Blue Sky Roof Inspections (Recommended every two-three years) will ensure that your roof will continue to keep the weather out and can save you thousands of dollars in repairs to ceilings etc.    Your insurance may not cover you if your tiles are in poor condition!!!

• Newer buildings  - Many roofs on houses that were built during the 10 years or so of drought in the noughties, were not tested during their warranty periods. Then came a couple of 100 year storms and many of these roofs leaked badly causing thousands of dollars worth of damage.
  
  
• Don't leave it to chance. If you have just built or are building a new home, an independent roof inspection will ensure that your new roof complies with the relevant codes of practice and that the work is carried out neatly and professionally before you actually pay for it. 
  
  
• Many insurance companies will deny your claim if the problem has been caused by non-compliance or installation issues.  If your roof does not comply and is still under builders/plumbers warranty, these issues can be taken up with your builder or the Victorian Building Authority (VBA) before it's too late!!!
